Completed in 2017, the Intermediate Stories House by Hyla Architects is a 350sqm, 4 bedroom family home that leverages revised planning guidelines to create a generous raised private courtyard.

Located along Lily Avenue in Singapore, this home re-examines the typology for an intermediate terrace house thanks to planning authority guidelines for landed housing that allow more flexibility in internal layouts. Typically, the main problem for houses of this type is that the living areas, being located on the ground floor would look into the car parking at the front. With this house, an extra ‘intermediary’ level has been inserted making a four storey house in a 2.5 storey zone.

The ground floor (first storey), which is just slightly below the existing ground level, is where the parking and service areas are located. This frees the first floor (second storey) to function as the main living area with a double volume space and the prominent private courtyard. The courtyard is screened by a custom concrete air block, which is designed to be a climbing wall for one of the owner’s cats. The custom screen wall also lends character and depth to the facade of the home. A mezzanine level (third storey) holds the 2 children’s rooms, while the master suite and study room are placed on the 2nd floor (fourth storey).

The house is finished in off form concrete and a grey face-brick which contrasts very nicely with the warmth of the timber used throughout for floors and furniture. The cantilevered staircase is done entirely in an in-situ off form concrete, with a steel edge to hold the banisters.
