Stacks is a residential development by Lagos-based UCA, which combines terrace house and apartment typologies to create a medium/high density housing scheme without sacrificing size or privacy.

Situated in the heart of Lekki, Lagos and co-owned by two partners, the site measuring at 1698 sqm is sub-divided equally into two. Each halve accommodates a residential block comprising three 4 bedroom terrace houses and four 3 bedroom flats.

The footprint of the terrace house was reduced – and distributed across four levels – so as to leave sizeable space that the flats can occupy. To give distinction to each unit, the terrace houses are “stacked” next to one another with vertical grooves (and juxtaposed balconies) separating them while the flats are stacked horizontally on top of each other across four floors. Generous areas of glazing and openings in the living and sleeping areas are used to optimize natural ventilation and lighting. The glazed areas are shaded by terraces on the floor above to prevent direct sunlight reaching the interior spaces.

The terrace house has a built-up area of 317 sqm and features a single car garage, a steward’s room, laundry, store and an ante-room on the ground floor.  Accessed via suspended stairs, the living room, dining area and the kitchen occupy first floor while the bedrooms are located on the second and third floors. The apartments measure at 177 sqm each with the exception of the ground floor flat at 132 sqm. Each flat features 3 ensuite bedrooms, a kitchen, living and dining area and a steward’s room. With a flat per floor, all four flats are accessed via common stairways.

In order to compensate for limited green area at the ground level, flat roofs were designed intended for green roofs to serve as sky gardens for the residents. The green roofs also come with their environmental benefits such as absorbing rainwater, providing insulation, and helping to lower urban air temperatures and mitigate the heat island effect.

Though identical in planning, each residential block is subtly differentiated in elevation with the interplay of the front balconies and use of pale colours.
