The San Vicente Residence is a modern California home by Mario Romano that fuses both form and function

The San Vicente residence is the fourth and final modern California home in a series of residences designed and built by Mario Romano in Santa Monica, California.

The home effortlessly fuses both form and function to accomplish a new expression of modern California family living and features Mario’s signature custom designed multi dimensional walls made of Corian® including the world’s first lighted architectural 3D-printed wall inspired by his love of nature – undulations in sand, butterfly’s wings, ocean waves each carved and textured unlike anything you have seen.

Since first design-building The Wave House in 2016, followed by Preston and Morningside Mario’s designed homes have become the go-to for photoshoots of luxury automobile companies to debut their latest vehicles, including Porsche, Bentley, Ferrari, McLaren and Faraday.

His proprietary nature inspired walls and flooring has become in demand with his work being commissioned by many of LA’s highest-end homes builders, including a $40 Million spec home; global architectural giant Gensler has hired Mario to custom design and build his walls for two of its projects; and boutique hotel brand Red Lion has commissioned Mario’s walls for one of its developments in San Francisco.

As stated previously, San Vicente is Mario’s final design-build home before turning his focus exclusively to his newest venture, M.R. Walls. The Home is being offered at $7,995,000 and is listed with Ava Domanovski and Charles Pence, both with Pence Hathorn Silver team at Pacific Union International.

PROJECT DESCRIPTION

From renowned designer-builder and tech-artist Mario Romano comes this Santa Monica architectural stroke of genius that effortlessly fuses both form and function to accomplish a new expression of modern California family living. Set within its own lush enclave on San Vicente Boulevard, the home’s exterior instantly captivates with a two-story, massive 3D-printed M.R. Wall with a rain-screen facade adjacent to an 11-foot (over 3m) front door crafted from skateboard decks, reminiscent of Romano’s groundbreaking Wave House. The result is an artistic twist on practicality, offering durable surfaces that are both striking and subtly etched with Romano’s signature wave design.

The impressive pivot door entrance reveals a soaring 25-foot (7.6m) high ceiling, floating grand staircase and suspended landing, with every space before you awash in natural light by virtue of encompassing glass pocket doors, walls of windows and a distinctive, oversized skylight. Throughout the home, a strong sense of visual connectivity exists to provide modern families the balance of both togetherness and privacy.

                

A unique open-flow layout amongst all three levels of the home provides the foundation for this holistic approach, beginning with the main level living room, dining room and state-of-the-art kitchen built over a seven month period, complete with a wireless island charging station; Corian countertops; FENIX anti-fingerprint and no “finger pull” cabinets; and a voice-activated ceiling Alexa unit. Here, each cutting-edge detail is integral to a space that’s wholly advanced in design.

This same paradoxical kinship is transposed to the upper level of the home, where four bedrooms—including the luxe master suite—share a central living space that wraps around the central staircase, yet boast their own characteristic designs. Each bathroom delights in unique walls of Corian with playful textures and patterns, all of which feed off natural elements and reflect light in contrastingly exquisite ways throughout the day.

   

Below the main level is the home’s sprawling lower level, which is wholly customizable to fulfill one’s desires to both entertain and unwind. An en-suite guest room is complemented by a large, open family room that can serve as a kid-friendly game room and family theater, while on the opposite end of the lower level, a private room featuring an artful, backlit decorative wall can serve as a more intimate theater and lounge.

  

Beyond the interior lies a true outdoor sanctuary, accessed via pocket sliding doors for a seamless indoor-outdoor transition. Here, a well-appointed entertaining patio with fire pit and far-reaching backyard—fit for a pool—provide the perfect canvas for family-friendly California living. Additional home features include a 3-story elevator, 2-car garage, outdoor-accessed bathroom and countless high-tech advancements within each living space.
